Based on your vacation apartment order, which you have placed by e-mail, fax or mail, you will receive a written booking confirmation from us. If necessary, you can revoke this within 24 hours free of charge. After that, the booking is considered binding, the payment and cancellation conditions mentioned below must be observed.

The booking is valid exclusively for the tenant named in the booking confirmation and the number of persons. Any deviating occupancy, even short-term (visitors), is expressly prohibited. A change, especially an increase in occupancy can only be made with the consent of the landlord. It must therefore be notified by the tenant before arrival.

Commercial use or subletting is prohibited.


Payment of rent

With booking a deposit of 30% of the total price is due, payable within one week.

The total amount should be transferred 2 weeks before the beginning of the rental period. I.e., with reservations, which take place more briefly than 2 weeks before arrival date, the total amount is to be transferred - if it is still temporally possible,

at the latest on arrival in cash (Euro) or by debit card.

Booked and not yet settled additional costs such as laundry sets, cribs, etc., as well as any bank charges incurred are to be paid upon arrival.



You can cancel the rental contract at any time by written declaration or by e-mail. The declaration becomes effective on the day we receive it. In this case we charge cancellation fees in the following amount: 

In case of withdrawal

- up to 6 weeks before the beginning of the rental period 30% of the total price

- up to 2 weeks before the beginning of the rental period 50% of the total price

- thereafter 100% of the rental price

You have the option to provide a substitute tenant yourself, who will automatically assume your rights and obligations after we have confirmed the change of participant.

We recommend that you take out a trip cancellation insurance policy, which should also offer a Corona supplementary cover, an optimal travel protection in case of illness, possible quarantine and travel warning.

For any rebooking confirmation we will charge you a lump sum of 25 Euro.


Arrival and departure

IMPORTANT: Please inform yourself about the currently valid Corona regulations before arrival!

The tenant is entitled to use the accommodation from 14:00 at the earliest on the day of arrival.

IMPORTANT: There is no reception desk at the accommodation.  The keys will be handed over according to individual agreement - please contact our staff at least 1-2 days before arrival.

Complaints regarding the accommodation must be reported within 24 hrs after arrival.

Unless otherwise agreed, the accommodation must be vacated by 10:00 a.m. at the latest on the day of departure, otherwise a daily rental rate will be charged, possibly also the costs for a rebooking of a subsequent guest required due to the late departure. By arrangement, luggage can be stored until departure.

When leaving, the accommodation must be broom-clean, the garbage cans and the refrigerator must be emptied. The proper cleaning of dishes, stove, coffee maker, pots, oven, pans, garden grill, etc. belongs to the tenant's obligations. In case of non-observance, a compensation will be charged.



The landlord is not liable for short-term failure of furnishings or installations, as well as for impairments of any kind from the outside. A price reduction is excluded in this respect. The landlord is not liable for losses of valuables. The use of the apartment, stairs, furnishings and the rest of the property is at your own risk. The guest is fully liable for all damages caused by improper use.


Early termination of the rental period

In the event of early departure, there is no right to a refund of the rent.

Blatant or repeated violations of the house rules - especially noise disturbing the peace - or overcrowding will lead to immediate termination of the contract without any claim for refund of the pro-rata rent. Failure to vacate the premises by the guest is considered trespassing.



If a deposit has been agreed upon, we ask you to hand it over to our employee in cash when handing over the keys. This deposit will be returned after the end of the rental period, at the latest within one week, provided that there are no complaints.



Please be considerate of fellow residents and neighbours and avoid disturbing noise.
The night's rest 22:00 - 7:00 especially on the balconies and the communal terrace must be observed.

Our holiday flats are NON-SMOKING flats.

Parking in the car park in front of the house only on request (for a fee). Parking in the garage yard is prohibited.

Only on request is it possible to bring a pet (for a fee).

Exclusive place of jurisdiction is Koblenz
